Most property investment services hand you off between different people at each stage of the process — one agent finds the deal, another handles the renovation, a third manages the letting. The gaps between these handovers are where time is lost, costs overrun and communication breaks down. At NI Property Girl, one team handles the entire process — from identifying the right deal through to placing a tenant and managing the property long-term.
Stage 1 — Understanding your investment brief
We start with a detailed conversation about what you’re trying to achieve. That means understanding your capital available, target yield, appetite for refurbishment, preferred property type, and whether you want to invest personally or through a company structure.
This brief drives everything that follows. We don’t source properties speculatively and pitch them — we search specifically for deals that match your criteria.
Stage 2 — Deal sourcing and analysis
We use a combination of estate agent relationships, off-market networks and direct-to-vendor approaches to source properties across Northern Ireland. Every deal goes through a financial analysis before we present it to you — including projected rental income, estimated refurbishment costs, gross yield, net yield after costs, and comparable sold prices in the area.

Stage 3 — Offer and negotiation
Once you’ve approved a deal, we handle the negotiation. Using comparable market data and local knowledge, we work to achieve the best possible purchase price. We advise on offer strategy, manage counter-offer conversations and keep you informed at every step — without requiring you to be directly involved in negotiations.
Stage 4 — Legal process and purchase
We coordinate with your solicitor (or introduce you to one if needed) throughout the conveyancing process. We monitor timelines, flag issues early and keep the purchase moving. Stage 5 — Refurbishment
Most buy-to-let purchases require some level of refurbishment before letting. We project-manage renovations using our trusted contractor network — overseeing quality, managing costs against budget, and ensuring the property is let-ready to a standard that attracts good tenants and commands strong rents.

Stage 6 — Tenant find and lettings
Once the property is ready, we transition to lettings through our sister company Owl & Ash Lettings. This covers marketing the property, referencing applicants, drafting the tenancy agreement, conducting the inventory and handing over to ongoing management.
Because both companies are part of the same team, the handover is seamless — there’s no starting from scratch with a new agent who doesn’t know the property or your expectations.
Stage 7 — Ongoing property management
Owl & Ash Lettings manages the property for the duration of the tenancy — handling maintenance requests, rent collection, compliance (gas safety, EICR, deposit protection), and renewal negotiations. You receive regular financial statements and are kept informed of anything requiring a decision.
This is the stage most investors underestimate. A well-managed property retains good tenants, minimises voids and holds its value. A poorly managed one does the opposite.
